Future Capital Projects

In 2022, ABRA collaborated with WSP Canada Inc. to conduct a ten (10) year life cycle study for our association. This report will support the General Manager and the ABRA Board of Directors in responsibly planning and managing the association’s finances and amenities.

The study indicated that the following items are due for maintenance, repair or replacement within the next five (5) years, in no particular order:

  1. Replacement of all windows in Auburn House
  2. Replacement of roofing (in progress)
  3. Replace or enhance the existing Playground
  4. Replace or enhance the existing Splash Park
  5. Replace the water heater
  6. Replace furnace/condenser system
  7. Replace the 1445 tractor(s)


Certainly, the timelines provided are approximations, and the management and the Board assess these schedules annually to decide whether the life cycle can be prolonged or if replacement is necessary.

ABRA must prioritize maintaining a robust balance in the Reserve Fund to avoid imposing special assessments on our community members.
